Limited Warranty

LIM Living LLC (“LIM Living” or “we”, “us” and “our”) prioritizes quality and strive to ensure your peace of mind. Although your unit was meticulously prefabricated with attention to every detail, unforeseen issues can sometimes occur, even in the most well-built units. Our warranty offers comprehensive coverage for any material and workmanship defects found in the construction of your unit, including structural defects concerning the load-bearing elements. If any third-party manufacturer warranties are transferable (e.g., countertop, insulation, HVAC, etc.), they will be transferred to you. If a warranty is not transferable, we will provide coverage under our own warranty. Rest assured, we have you fully covered.

Five-Year Material, Workmanship, and Structural Warranty for Accessory Units and Accessory Dwelling Units

LIM Living guarantees that the LIM Living Mini (Accessory Unit) and the LIM Living Studio (Accessory Dwelling Unit or “ADU”), collectively referred to as “unit” or “units,” will be free from material defects in material, workmanship, and structure for a period of five years starting from the date of purchase. This warranty is applicable only to units that have been properly permitted, assembled, and installed in strict accordance with the provided specifications, assembly manuals, and maintenance guidelines. Additionally, all relevant laws, statutes, ordinances, codes, rules, regulations, conditions of approval, restrictions, and requirements imposed by Governmental Authorities must be complied with. The direct Purchaser bears the responsibility of examining the packaging and all components before installation and promptly informing LIM Living of any nonconforming parts along with written evidence as reasonably requested by LIM Living. 

Within the duration of the aforementioned warranty period, LIM Living will promptly address any proven damage or defects in the unit’s parts by providing necessary repairs or replacements, while covering all associated expenses. The warranty coverage is applicable under the following conditions: 

  1. The immediate and direct Purchaser from LIM Living;
  2. Material defects in material, workmanship and structure;
  3. Unit has been properly handled, stored, safeguarded, and assembled in strict accordance with the guidelines and instructions provided by LIM Living; and
  4. Unit has been properly cared for and maintained in accordance with the Care & Maintenance guidelines provided by LIM Living. 

This warranty does not cover the following problems or occurrences caused or arising from the following, whether arising before, during, and after assembly, and installation but not limited to: 

  1. Improper storage or safeguarding of materials from weather, bugs, or hazardous materials prior, during, and after assembly and installation;
  2. Improper handling of the materials resulting in personal injury or death, including, but not limited to cuts, scratches, breaks, or other damages;
  3. Improper installation, installation defects or errors; 
  4. Improper use, alterations, or maintenance of the product including negligence, physical or chemical/cleaning agent misuse and abuse;
  5. Modifications such as exterior or cosmetic changes, structural modifications, and basic functions of the unit;
  6. Damages caused by force majeure events (such as acts of God, floods, fires, earthquakes, explosions, other natural disasters, governmental authority proclamations, orders, laws, actions, requests, etc.) and other similar events beyond a party’s reasonable control;
  7. Ordinary wear and tear;
  8. Normal variations between natural materials; or
  9. Normal design or color variations from the website or other illustrations.

The warranty is not applicable if the unit is relocated from its original installation site, even if it remains within the same general property. Warranty is non-transferrable. 

EXCEPT FOR THE WARRANTIES SET FORTH ABOVE, LIM LIVING MAKES NO WARRANTY WHATSOEVER WITH RESPECT TO THE GOODS OR SERVICES, INCLUDING ANY (A) WARRANTY OF MERCHANTABILITY OR HABITABILITY; (B) WARRANTY OF FITNESS FOR A PARTICULAR PURPOSE; OR (C) WARRANTY OF TITLE - WHETHER EXPRESS OR IMPLIED BY LAW, COURSE OF DEALING, COURSE OF PERFORMANCE, USAGE OF TRADE, OR OTHERWISE.

Procedure for Making a Claim

The direct Purchaser must notify LIM Living in writing of any warranty claim within 30 days from the discovery of the alleged defect. Failure to file a claim within the specified time frame will be considered a waiver of the time limitation for any warranty-related claims against LIM Living.

A written notice must be submitted via email to warranty@limliving.com with the following information: 

  • First name
  • Last name 
  • Email 
  • Phone number 
  • Invoice number 
  • Description of issue 
  • Images/Videos documenting the  issue 

All warranty claims will receive a response within 14 days of submission, and LIM Living will strive to implement resolutions within 90 days from the date of the claim. Upon receipt of the provided information, LIM Living will conduct a thorough investigation to determine the cause of the claim. If necessary, a representative from LIM Living may schedule a visit to inspect, test, photograph, or video the product and its installation, and subsequently prepare a detailed report. LIM Living reserves the right to inspect any alleged defects prior to providing necessary repairs or replacements and covering the associated expenses. Upon making a determination of the claim, LIM Living will notify the direct Purchaser in writing.
