Getting your Studio

  • Apply for all necessary permits and site prep.
  • Your unit is prefabricated to be assembled on site in 7-14 days and with minimal tools.
  • Shipped palletized for safety and simple unpackaging.

Building your Studio

  • Your unit is delivered “panelized” and finished — no time spent cutting, painting, or drywalling required.
  • Simply connect floor and wall panels with pre-installed windows and door frames to foundation beams.
  • Connect roof panels, setup the kitchenette, wetroom, and HVAC, and attach siding to complete.
  • DIY or hire a contractor.. Minimal tools required — installation can be done in 14 days or less.

Do I need a permit to put a LIM Living ADU in my backyard?

In most cases, a building permit is required for installing our Quartz ADU. They can provide you with all the information you need regarding whether a permit is necessary for your project.

Can I build this myself?

Absolutely! We've specifically designed and engineered our units to be user-friendly, allowing even the handy DIYer with basic construction knowledge to assemble them. It's like a real-life Lego home project that you can undertake with the help of a couple of friends.

To make the process even smoother, we provide a detailed and easy-to-follow step-by-step instruction manual. For any more complex parts of the installation, we offer video links to guide you through the process—think of it as an improved version of an Ikea project, complete with clear instructions and helpful videos. Is there a warranty?

How fast can the Quartz be assembled?

Our Quartz ADU can be assembled in a remarkably short time frame! When managed by a skilled 3-person team, you can expect the Studio to be fully assembled in about 14 days or even less. It's impressive how efficiently our units come together, allowing you to enjoy your new space in no time.

What types of foundations are the most suitable for the Quartz studio unit?

For our units, a pier foundation in the form of precast concrete footings is the most ideal choice. It allows you to place the unit on top of leveled soil or gravel while ensuring the proper clearance underneath. With precast concrete footings, there's no need to deal with the hassle of mixing and pouring concrete, making the installation process faster and more straightforward.

While our models can also be installed on a concrete slab, it would require several modifications to accommodate the anchoring of the foundation beams, provide an 18" crawl space beneath the foundations, and allow space for water pipes, sewage pipes, and electrical hookups.

Can the Quartz be increased in size?

At the moment, the Quartz ADU cannot be increased in size. However, we offer the 528 sqft Argon unit which can be configured for ADA accessibility.

Can my ADU be moved from one location to another?

While it is possible to deconstruct and move any LIM Living ADU, it's important to note that our units are designed to be fixed to a permanent foundation for added stability and resilience against environmental factors like earthquakes and strong winds.

If you choose to relocate the unit from its original location, we must inform you that doing so may void the warranty. The reason is that we cannot guarantee the unit has been properly disassembled, packaged, and transported without any potential damage.

Maintaining the unit in its original location ensures its long-term structural integrity and stability. Moving it to a new location may pose unforeseen challenges and could compromise its stability, leading to potential issues in the future.

Our priority is to ensure your satisfaction and the unit's performance, so we recommend keeping it in its original position to preserve its warranty and reliability. If you have any further questions or concerns about relocation or warranty coverage, please feel free to contact us. Are there any additional costs to putting a LIM Living Quartz ADU in my backyard?

Yes, there are additional costs outside of the purchase price of the Quartz. Our upfront pricing does not include any site work (such as utility connections, trenching, demolition, ground leveling, and foundation prep) and the cost of sales tax and permit fees.

Are there any upgrades available?

Not at this time. Rest assured, your Quartz ADU comes with everything needed to live in your unit.

Do you offer financing?

While we don't provide direct financing for our ADUs, there are plenty of financial institutions that offer "home improvement" loans or "personal" loans with competitive interest rates, making it easier for you to finance your ADU project.
