How it works.

Enrolling in the SoCal offer is an excellent opportunity to turn your dream of a cozy and functional living space into a reality. Below is a guide on how to get started and what to expect.

Step 1: Reservation and consultation

Complete your unit reservation (mini or studio) online with a $500 refundable deposit. Once we receive the deposit, our one-on-one consultation service will schedule a time to learn about your needs and the property.

Step 2: Site evaluation

Our in-house architect and licensed contractor (chosen from our network or your preferred choice) will confirm what site work will need to be completed for installation and provide a cost estimate. The architect will evaluate the land to prepare the site specific plan (drawing set), which is needed to file the permit.

Step 3: Review and sign the contract

The contract permits us to pay for your delivery and assembly, guide you in the building process, take videos and photos, and make periodic visits to your property (with your consent and presence).

Step 4: Permitting & HOA Approval

Once you sign off on the quote with the contractor, we will provide the site plan needed to file for your permit with the city's building department (the city will charge fees for the permit application).

If you have an HOA, approval may be required as well.

Step 5: Site work and assembly

You will begin site work with the contractor when the permit is approved. When the site work is completed, we will schedule and pay for the delivery of the Mini or Studio. The contractor team will take 3 days to assemble the mini, and the studio will take 7-10 days to be assembled.

Step 6: Share your experience

We request after installation is complete, you kindly share any photos and leave a testimonial (can be on camera or a written review). Please note on the day of your installation, we will bring a crew of professional photographers and videographers to capture the finished product and how it’s being used.

LIM Living® LLC will ship the unit (Mini or Studio) free of charge and will provide a reasonable reimbursement for the assembly of the unit. The combined financial benefit of participation in this Pioneer Program results in an approximate savings of $12,000, which is the prevailing market value of the Pioneer Program. Purchaser must agree to the terms and conditions outlined in the Pioneer Program Contract, which will be provided once the deposit has been collected. This offer may not be combined with any other sales, promotions, or discounts and is limited to 1 unit per property. LIM Living® LLC reserves the right to extend, modify, or discontinue this offer at any time without notice. 

Reservation Deposit: Upon placing your order with us, we will charge you a $500 deposit, which will be applied towards the total purchase price of your selected product. In the event the product you selected is not currently in the inventory, the deposit will also be used to secure the next available shipment of the relevant product whenever that may be. The deposit amount is refundable to you for any reason within ninety (90) days of placing your order, however, should you request the refund, the order will be cancelled and any future orders placed by you would be subject to a subsequent deposit.
