What does it mean when you say the unit is "prefabricated" or a "prefab"?

When we say our units are prefabricated or a prefab, it simply means that we build them at our warehouse and then ship them to you in a disassembled state. The beauty of this approach is that it makes on-site assembly a breeze! The walls come pre-painted, the plumbing is already installed, electricity is prewired, and insulation is built right in. We take care of all the finishes, so you won't need to worry about that either. Plus, we include all the necessary fixtures, hardware, fasteners, equipment, and even specialized tools needed for the assembly. This way, you can enjoy a smooth and convenient installation process for your new unit.

Does the purchase of a Mini or a Studio include the foundation?

Yes! When you buy a Mini or a Studio from us, we can include a set of the recommended precast concrete footings and foundation beams at no additional charge - if it works for your site. These are essential for securely and permanently affixing your unit to the ground. This way, you can have peace of mind knowing that the foundation components you need are all part of the package when you make your purchase.

Do you offer custom ADU designs?

Currently, we do not provide custom designs or floorplans for our accessory units. Our offerings include the Mini and the Studio, which have been thoughtfully designed to meet a variety of needs and preferences.

While we don't offer custom designs at this time, we continually strive to improve and expand our product offerings to cater to a broader range of customer requirements. Is it possible to increase the size of the Mini?

As of now, the Mini cannot be increased in size beyond its current specifications. However, we offer the Studio unit without a kitchen and/or wetroom, which allows you to have a larger functional space while still enjoying the benefits of our versatile and stylish Studio design.

While the Mini has its unique size constraints, the Studio without a kitchen and/or wetroom opens up possibilities for creating a more spacious area that meets your specific requirements. Is it possible to increase the size of the Studio?

At the moment, the Studio is our largest unit and cannot be increased in size beyond its current dimensions. However, we are always looking for ways to improve and expand our offerings to meet our customers' needs. Can the layout of the Mini be modified?

We understand that everyone's needs and preferences are unique, so we offer flexibility in the layout of our Mini unit. If you wish to make changes, we can move the door from the right side to the left side along the same front wall. Additionally, the side windows can be switched between the left and right walls to better suit your desired orientation.

Can the layout be modified in the Studio?

Yes, we can certainly accommodate some layout modifications for the Studio unit. If you prefer, we can mirror the unit so that the door is on the left side of the front wall, and accordingly, the wetroom, kitchen, and window will be switched to the opposite wall.

Please note that we are unable to swap the positions of the wetroom and kitchen, and any other interior components cannot be rearranged beyond the changes mentioned above.

Does the Mini come with a bathroom?

As of now, the Mini does not come with a bathroom included. However, if you are in need of an accessory unit that includes a bathroom, we can offer the Studio unit without the kitchen.

Can I buy a Studio without the kitchen and/or wetroom?

Yes, we understand that different customers have unique space requirements, and we're here to accommodate your needs. If you need a larger living space without a kitchen, we can offer you the Studio unit without the kitchen, and the price will be adjusted accordingly to reflect the changes.

Furthermore, if you prefer, we can also remove the wetroom along with the kitchen, providing you with even more flexibility in customizing the space. However, please note that it's not possible to remove the wetroom while keeping the kitchen intact.

What is the difference between a wetroom and a bathroom.

A wetroom is essentially a type of bathroom that does not have a separate enclosure for the shower area. Unlike traditional bathrooms, wetrooms have walls and floors that are fully waterproof to allow for a seamless and open design. In a wetroom, the shower area is integrated into the rest of the bathroom space, creating a more spacious feel.

The benefit of having a wetroom in our Studio is that it offers all the amenities and functionalities of a regular bathroom, but in a more compact and free-flowing layout.

Do the Mini and Studio come with a warranty?

Absolutely! We stand behind the quality and craftsmanship of our accessory units, and to ensure your peace of mind, we offer a comprehensive warranty for both the Mini and the Studio.

With every purchase, you'll receive a 5-year warranty that covers materials, workmanship, and structural aspects of the units. Your satisfaction and confidence in our products are of utmost importance to us, and our warranty reflects our commitment to delivering a reliable and durable solution for your backyard needs.

Do your units come with solar panels?

Currently, our units do not come with solar panels included. However, we have designed our units to accommodate the mounting of solar panels on the roof. This way, you have the option to incorporate solar power into your unit and enjoy the benefits of renewable energy.

If you're interested in adding solar panels to your unit, we'd be happy to assist you. We can provide you with detailed drawings and specifications for the specific solar panel system that can be integrated with your Mini or Studio.

Going solar is a fantastic eco-friendly choice, and we're here to support you in making your unit more energy-efficient and sustainable.

Do you offer larger floor plans than the Studio?

At the moment, our current models available for sale include the Mini and the Studio. However, we have exciting plans for the future! We are actively working on developing a 1-bedroom and a 2-bedroom unit that will be released in 2024.

How are the units delivered?

Our units are prefabricated with care in our warehouse then shipped and delivered to you in carefully packed pallets.

Because every house and property layout is different, our offloading process varies depending on your unique needs. Our team of logistics experts will work with you to create a custom offloading plan to transport the pallets from the truck to a safe, protected location near the build site.

Can I install a rooftop deck on the Mini or the Studio?

While the roofing on our units is structurally very strong, it's essential to note that they were not originally designed to support any additional structural builds on top, such as a rooftop deck. The roofing is specifically engineered to handle the unit's weight and withstand environmental factors.

As a result, we do not recommend adding a rooftop deck to the unit, as it could compromise the integrity and safety of the structure. Making modifications of this nature could also potentially void the warranty on the unit.

Can I see the Mini or the Studio in person?

Certainly! We welcome you to visit us and see our units up close. Our location is in Anaheim, CA, right where the units are built. Are your units ADA compliant?

Regrettably, our current designs are not ADA compliant. At this time, we do not have plans to make them ADA compliant in the near future. If you have specific accessibility requirements or if ADA compliance is a crucial consideration for your needs, we recommend exploring alternative options that align with your accessibility preferences. Permitting & Prep

Is my property eligible for an ADU in California?

Yes, you can build an Accessory Dwelling Unit (ADU) on your property in California. ADUs are becoming increasingly popular as a flexible housing solution, and California has taken measures to encourage their construction to address housing needs.

However, it's essential to be aware that local regulations and building codes may still apply, depending on your city or county. Some areas may have specific guidelines on ADU size, setback requirements, parking, and other aspects of construction. Therefore, it's crucial to check with your local city or county planning department to ensure you comply with all the necessary rules and obtain the required permits before proceeding with ADU construction.

Can I install a Mini or Studio in an area with snowy weather?

While our units are designed with insulation to withstand colder temperatures, it's important to note that the current design has not yet been specifically tested for snow load. However, we have some exciting news! We are actively working on testing and updating our models to ensure they meet the requirements for all areas, including snowy regions.

Can I purchase a Mini or a Studio if I live outside California?

Currently, our sales are limited to select zones within California as we ensure that our units meet all the necessary code requirements in these areas. However, we are actively evaluating and working on obtaining code compliance in other states.We understand your interest in our units, and we want to keep you informed about any updates regarding availability in your region. To be the first to know when and where our units will be available for purchase outside California, we encourage you join the waitlist. Can I add a unit to an empty plot of land?

Yes. While our unit has been designed as an ADU it is possible to permit it as a primary dwelling as well. However, when permitting it as a primary dwelling it will be subject to different zoning rules. As always, it is crucial that you consult with your local planning department to determine the specific rules for your city or county.

Do I need a permit to install a Mini in my backyard?

Generally, accessory units that are under 120 square feet typically do not require permitting. However, since the Mini unit needs electricity to provide lighting and power to the HVAC system, it's essential to confirm the specific requirements with your city or county's building department. They can provide you with the exact information on whether a permit is needed for your specific installation.

It's always a good idea to double-check with the local authorities to ensure everything is in compliance and to avoid any potential issues.

Do I need a permit to install a Studio in my backyard?

In most cases, a building permit is required for installing our Studio ADU. To get the precise details for your specific installation, we recommend reaching out to your city or county's building department. They can provide you with all the information you need regarding whether a permit is necessary for your project.

Does LIM handle securing the appropriate permits needed to build an ADU on my property?

Permits are issued directly to the property owner or the property owners general contractor. While LIM living does not directly handle the permit process, we provide all of the necessary documentation you will need to calculate your specific site requirements and prepare your application for permits. If questions or corrections arise as part of the permitting process we have technical personnel available to assist. We suggest consulting with your local building official early to determine if there are any unique situations that apply to your project.

Is there any preparation required before installing a Mini or a Studio?

Yes, preparation is necessary before installing an ADU on your property. To ensure a smooth and successful installation process, we highly recommend consulting with a contractor. They will be best suited to advise you on the specific work required to prepare your property for the installation.

A contractor will assess the site and provide guidance on essential preparation work. This may include tasks such as leveling the ground, clearing the area of existing structures or natural obstacles like trees and bushes, utility connections (such as electricity, water, and sewage), and meeting foundation requirements.

Additionally, it's crucial to check with your local city or county's building department to determine if you need to obtain a building permit for the ADU installation.

Can LIM Living assist with site preparation services?

While LIM Living doesn't directly provide site work services for preparing your backyard, we're here to help you every step of the way. We have a list of trusted general contractors who are experienced with our units and can handle the site preparation for you. Which type of foundation is best suited for the Mini or the Studio?

For our units, a pier foundation in the form of precast concrete footings is the most ideal choice. It allows you to place the unit on top of leveled soil or gravel while ensuring the proper clearance underneath. With precast concrete footings, there's no need to deal with the hassle of mixing and pouring concrete, making the installation process faster and more straightforward.

While our models can also be installed on a concrete slab, it would require several modifications to accommodate the anchoring of the foundation beams, provide an 18" crawl space beneath the foundations, and allow space for water pipes, sewage pipes, and electrical hookups.

Can I build (DIY) the Mini or Studio myself?

Absolutely! We've specifically designed and engineered our units to be user-friendly, allowing even the handy DIYer with basic construction knowledge to assemble them. It's like a real-life Lego home project that you can undertake with the help of a couple of friends.

To make the process even smoother, we provide a detailed and easy-to-follow step-by-step instruction manual. How quickly can a Mini be assembled?

You'll be pleasantly surprised by the efficiency of our Mini's assembly process! With a dedicated 3-person team, the Mini can be fully assembled in just 3-5 days. However, it's important to note that this assembly time does not include the duration required for obtaining permits and site preparation.

How quickly can a Studio be assembled?

Our Studio ADU can be assembled in a remarkably short time frame! When managed by a skilled 3-person team, you can expect the Studio to be fully assembled in just 14 days or even less. It's impressive how efficiently our units come together, allowing you to enjoy your new space in no time.

What is the estimated timeframe for the entire process?

The process of buying and building our units typically involves several steps, including obtaining permits and preparing the site for installation. While the timeline can vary depending on your specific location and site conditions, we can provide an estimated timeframe.

In California, our products meet all the required building codes in terms of structural integrity, energy efficiency, MEP (Mechanical/Electrical/Plumbing), and green building standards. We supply all the necessary architectural documents for our standard products, which you can use for your permit application with the city.

The duration to obtain a permit may differ based on the city or county's building department, but it generally takes between 4 to 12 weeks. Keep in mind that each residential site varies in soil composition, foundation requirements, and slope, which may necessitate additional preparations for installation, aside from utility connections.

Considering the time from purchase to completing the assembly of your unit, we anticipate the overall timeline to range from 3 to 5 months.

Can I relocate a unit once it's installed?

While it is possible to deconstruct and move both the Mini and the Studio, it's important to note that our units are designed to be fixed to a permanent foundation for added stability and resilience against environmental factors like earthquakes and strong winds.

If you choose to relocate the unit from its original location, we must inform you that doing so may void the warranty. The reason is that we cannot guarantee the unit has been properly disassembled, packaged, and transported without any potential damage.

Maintaining the unit in its original location ensures its long-term structural integrity and stability. Moving it to a new location may pose unforeseen challenges and could compromise its stability, leading to potential issues in the future.

How much does it cost to install a Mini or a Studio?

What impact will adding an ADU have on my property taxes?

Generally, when you add an ADU or make new construction to your existing home, it is assessed at its market value upon completion. However, it's important to note that the assessment typically applies to the newly constructed portion, while the existing land and structures not involved in the new construction remain unchanged in their assessment.

The increase in value determined for the newly constructed property (the ADU) will be added to the existing assessed improvement value of your property for property tax purposes. This means that your property taxes may increase based on the added value of the ADU.

It's advisable to check with your local tax assessor's office or a tax professional for specific details on how adding an ADU will affect your property taxes, as the assessment process can vary by location and jurisdiction.
